How To Find A Rental Home In Cobb County Georgia

To begin your search for a new rental home you should be well prepared at least 30 days before you plan to move. If you're a Section 8 recipient you'll need to be prepared sooner because the process takes approximately 60 days with the Cobb County Housing authority.

You will need to furnish the last 2 months of check stubs totalling at least 2.5-3 times the rent amount. For example if you're looking at Marietta Georgia rentals in the $1000 price range then the total monthly income for all adult occupants in the home should total (1000x2.5)=$2500 or higher. This does vary from time to time, it depends on the landlord.

Your credit, income and rental history will be verified. Some landlords are lenient on tenants with bad credit. You will have to pay for a credit check and sometimes for a background check as well.

You will need to have your move in amount saved up. For a $1000 rental home in Cobb County Georgia you will need $1000 for 1st months rent & $1000 for security deposit = $2000 total. Some landlords are lenient with the deposit, but it's rare and it will be easier for you to get approved if you have it all up front.

There is a very nice 3BR 3BA house for rent in Marietta GA on Perch Overlook it rents for $1200 a month with $1200 security deposit and they allow pets with a $400 pet deposit.

In Kennesaw a rental home on Park Forest Way is a lovely ranch home for rent 3BR 2BA $1150 a month $1150 security deposit and a $300 pet deposit.

A great home for rent in Austell GA on Cochran is a spacious 3BR 2BA for $1100 with $1100 security deposit, pets considered on a case by case basis with $300 deposit.

In Acworth GA a great home for sale or rent on Rivers Run a 3BR 2BA with a private fenced in back yard for $1100 a month, it's also available for sale or lease purchase.

In Powder Springs Georgia an exquisite newer rental home (built in 2006) 4BR 2 1/2BA with a private back yard for $1100 a month with $1100 security deposit.

A super home for rent in Marietta Georgia 3BR 2BA for $999 a month $999 security deposit on Clare Cottage with a fenced back yard and garden area. $300 pet deposit.

This report on the market in the metro Atlanta Georgia Real Estate industry is current as of 04/25/2011.

This report is compiled on information from detached single family residences in the Atlanta Georgia metro area.

The median list price in metro Atlanta is $219,900 it is showing a strong upward trend. It was $209,700 two weeks ago.

The market action index in Greater Atlanta GA (MAI) is 16.4 which means it is a strong buyer’s market. It was 16.1 two weeks ago. So it is showing an upwards trend toward being a seller’s market.

The asking price per square foot is showing no change.

The average number of days on the market (DOM) is 176, it was 167 two weeks ago.

36% of properties had a price reduction, which is the same as two weeks ago.

12% of properties were relisted, which is the same as two weeks ago.

3% of properties were flipped with a price increase, it was 2% two weeks ago.

The (MAI) market action index measures the current rate of sales versus the amount of inventory. Index 30 or higher means market conditions that favor the seller; index below 30 means market conditions that favor the buyer.
